Mortgage Application Essentials
The documents you need to submit your mortgage application.
For a smooth and efficient mortgage application process, you'll have to gather some key documents lenders use to assess your financial situation and determine your eligibility.
1. Personal Documents
- Two forms of valid ID, one of which must have a photo
- Bank statements from the past two months (all pages)
- Bankruptcy discharge papers (all pages)
- Copy of complete divorce decree or legal separation agreement (all pages)
- Trust agreement
Tip
Documents aren’t required
to be uploaded when
submitting your application
but will need to be provided
to your mortgage loan
originator afterwards.
2. Employment and Income Information
- Most recent pay stubs from your present employer reflecting year-to-date earnings and 30 days of pay
- W-2/1099 from the past two years
- Federal income tax returns, including all schedules from the past two years
- K1s for all entities listed on Schedule E of your personal tax returns — include corporate return if you have 25%+ ownership
- Year-to-date profit and loss statement (unaudited acceptable), signed and dated
- Evidence of child support or alimony income with a copy of canceled checks from the past 12 months
- Social security, annuity/retirement award letters, and disability income

requested upon further review.
3. Property Paperwork
- Signed sales contract for the property being purchased
- Copy of your earnest money check
- Insurance agent’s name and phone number
- Mortgage statement, tax bill, insurance, and HOA dues statement for any properties you currently own
- Closing disclosure settlement statement from sale or purchase in the last 90 days
Tip
Providing all documents accurately and on time
will expedite the mortgage approval process.
